Bank of England Interest Rate Decision – What It Could Mean for the Property Market

The next Bank of England (BoE) interest rate decision is set for Thursday 19th June, and it’s a date that buyers, sellers, and investors across the UK will be watching closely.

The current Bank of England (BoE) base rate is 4.25%. This rate was last set on May 8, 2025, and is the rate at which the Bank of England lends to other banks. The next interest rate decision is scheduled for June 19, 2025.

📅 What’s Next?

Even if the Bank holds steady this month, there are still four more interest rate decisions scheduled before the end of the year:

  • 1st August 2025
  • 19th September 2025
  • 7th November 2025
  • 18th December 2025

Each of these dates represents an opportunity for a shift that could impact mortgage rates, borrowing affordability, and buyer confidence.

🏡 What This Means for the Property Market

For homeowners and potential sellers, rate cuts can stimulate buyer demand, as mortgage products become more affordable and lenders increase their offerings. For buyers, especially first-time buyers or those looking to move up the ladder, lower interest rates can significantly improve affordability.

At Adkins Property, we’ve noticed a steady level of enquiries, with some signs of growing interest as economic conditions begin to stabilise — particularly in smaller Cotswold towns like Cirencester, Malmesbury and Tetbury, where local lifestyle, schools, and amenities continue to appeal to buyers.

💬 Our Advice

While no one can predict the exact timing of a rate cut, the signs are pointing towards a more active market in the second half of the year. If you’re considering a move, now is the time to start planning. Getting your property ready to launch just ahead of a rate cut could put you in the strongest position to take advantage of increased demand.

We’re always here to offer straightforward, local advice backed by decades of experience. Whether you’re buying, selling, or simply exploring your options — we’re happy to help.
