Our Guide to Letting

Step 1: Expert Valuation & Advice

We start by understanding your property, either in person or via phone, and provide a realistic rental valuation based on current market conditions and comparable lets.

Step 2: Professional Marketing

From portals to social media, our tailored marketing stands out locally. We use high-quality photography, floorplans, and video where needed to showcase your property at its best.

Step 3: Accompanied Viewings

We accompany all viewings and pre-qualify tenants beforehand. Feedback is provided the same day, with follow-up the next.

Step 4: Choose Your Service

  • Tenant Find Only – We’ll find the tenant and complete all checks; you take over from move-in.

  • Rent Collect – Ideal for landlords that would like to arrange their own maintenance.

  • Fully Managed – Ideal for peace of mind. We handle everything from rent collection to maintenance.

Step 5: Finding the Right Tenant

We don’t just find a tenant, we find the right tenant. We carry out full credit and reference checks, and arrange guarantors where needed.

Step 6: Pre-Tenancy Preparation

We handle:

  • Full photographic inventory

  • Safety checks

  • Meter readings

  • Deposit collection & registration

  • Tenancy agreement

  • First rent & standing order setup

Step 7: Move-In & Management

Keys are handed over on move-in day. If fully managed, we’ll carry out a first inspection after 3 months, then annually. We stay in touch with both you and your tenants.

Step 8: End of Tenancy

We manage the full checkout process, meter readings, condition checks, and deposit return via the approved scheme.

Insurance

Landlords must ensure buildings and contents insurance is in place and covers let properties, including public liability.
