Your Guide to Renting with Adkins Property
We know that moving into a new home can feel daunting—but at Adkins Property, we’re here to make the process smooth, stress-free, and fully transparent.
Our tenants receive the same respect, care, and communication as our landlords. We’re available 7 days a week and offer extended viewing hours until 8pm on request—because your time matters.
Viewings Made Easy
We’ll arrange individual or grouped viewings to give you options. All appointments are confirmed by phone and email with the date, time, address, and postcode.
Viewings run Monday to Friday, 8am–6pm, and evenings or weekends are available by request.
Reserving a Property
To secure your chosen home, we recommend reserving it as soon as possible. A holding deposit of one week’s rent is required to remove the property from the market.
We’ll guide you through the referencing process and keep you fully informed at every step.
Referencing is always FREE with Adkins Property.
If your referencing is unsuccessful, your holding deposit will be refunded in full.
Deposits & Fees (Tenant Fee Schedule)
Holding Deposit (per tenancy)
One week’s rent – to reserve the property.
Withheld only if false information is provided, a right-to-rent check is failed, or the tenancy agreement is not signed within 15 calendar days.
Security Deposit (rent under £50,000 p.a.)
Five weeks’ rent – held to cover any damages or defaults.
Security Deposit (rent over £50,000 p.a.)
Six weeks’ rent – held to cover any damages or defaults.
Other Tenant Charges (Only When Applicable)
Unpaid Rent: 3% above Bank of England base rate (after 14 days in arrears).
Lost Keys/Security Devices: Cost of replacement, plus locksmith fees if required. Admin charge of £15/hr if extra time is incurred.
Contract Variation (Tenant’s Request): £50 inc. VAT
Change of Sharer: £50 inc. VAT or reasonable costs if higher
Early Termination: You’ll be liable for landlord’s re-letting costs and rent until a new tenancy starts (not exceeding the rent owed on the current term).
