With another Autumn Budget approaching, it’s understandable that homeowners considering a move may be wondering whether they should put their property on the market now — or wait to see what happens.
It’s a question we’re already being asked by sellers here in Cirencester and across the Cotswolds.
What do we know so far?
As with every Budget, there will inevitably be speculation in the weeks ahead about taxation, the economy and measures that could affect the property market.
One subject that naturally attracts attention is Stamp Duty. However, the Government has indicated that changes to Stamp Duty are not currently planned for the Autumn Budget.
Of course, Budgets can still influence confidence more broadly. Changes affecting household finances, taxation, borrowing or the wider economy can all have an indirect effect on people’s decisions about moving home.
Should sellers wait?
Not necessarily.
For somebody considering selling in September, waiting for a Budget at the end of October could mean delaying a launch until November — and potentially losing several weeks of valuable autumn marketing.
There is also no guarantee that waiting will produce a more favourable market.

Is your property ready to sell, and is there demand for it at the right price today?
If the answer is yes, trying to predict what might happen several months from now isn’t always the best strategy.
Pricing matters more than predictions
The market remains price-sensitive, and buyers have more choice than they have had during some recent periods.
That makes the initial launch increasingly important.
Rather than starting high and relying on a succession of price reductions, we prefer to look carefully at the latest comparable evidence, current competition and buyer demand immediately before a property comes to market.
The objective is to establish a price that creates interest and momentum from the beginning.
A changing market needs a changing strategy
There will always be another economic announcement, interest-rate decision or political event on the horizon.
Trying to find the “perfect” moment to sell can therefore mean continually postponing a move.
For sellers in Cirencester and the Cotswolds considering coming to market this autumn, our advice is simple: prepare properly, understand your local market and make the decision based on your own circumstances rather than Budget speculation alone.
